Seek advice before making any extensions to a property

Making changes to a property is a good way of adding value to an investment but the move can backfire if not carried out with the help of a professional, investors have been warned.

According to Peter Bolton King the chief executive of the National Association of Estate Agents (NAEA), "people just assume they can do anything and add value" to a property.

He said it boiled down to how appropriate and useful an extension could be and what a property really needed and advised that "before you do anything that you think will add value to your property, you should go and seek advice."

"The reason, I think, why extensions come out so much better, is that they can be used more formally as a room; another reception room, extension to the kitchen, or an office," he said.

"That's more difficult for a glass conservatory, which tends to be more for just sitting in."

According to a Liverpool Victoria insurance company survey, some 57 per cent of Brits have undertaken home improvements in the last 12 months.
